Virginia is a Buyer Beware State meaning that it is up to you to do your due diligence when purchasing your next home. This makes it all the more important to know what you are doing and to hire a good Realtor/Buyer Agent to represent you and protect your interests. Why wouldn’t you? You have nothing to lose and everything to gain. It is free to you because a Buyer Agent’s commission is typically paid by the seller when the deal is closed PLUS working with such an Agent affords you representation. Would you go to court without legal representation? Probably not! So why then would you not work with a Buyer Agent, especially if you are not experienced.
A common mistake many buyers make is to work directly with the listing agent to receive a credit or refund at closing. They believe that the refund is worth NOT having their own representation. This is unwise. Many don’t know that the Listing Agent, even if they are offering Dual Agency (legal in Virginia) still represents the Seller – the Agent’s first allegiances are to the Seller not the Buyer. Many buyers don’t realize that a good Buyer Agent can save them (in their offer price) more money than they would receive from the Listing Agent’s credit (in the case of Dual Agency).
